    Guest Communication & Booking Management

    From 10%

    Booking Management: We will manage all booking inquiries, reservations, and cancellations.

    Guest Communication: We handle all guest communication, from pre-booking questions to check-in instructions.

    Dynamic Pricing: We use a proprietary pricing tool to adjust nightly rates in real time based on demand, seasonality, and local events.

    Review Management: We assist in crafting responses to guest reviews to ensure positive feedback.

    Guest Experience/Concierge: We ensure guest satisfaction by providing local recommendations, helping with special requests, and ensuring a seamless experience. We have service partners for massage, tours, transportation, private chefs, grocery shopping, and more.

    Monitoring direct booking forums: Our concierge services are part of over 30 different Facebook groups where we actively engage potential guests that match your listing.

    Social media messaging management: If you have social media accounts for the property, we will monitor these messages for inquiries as well.

    Strategic pricing/marketing plan: We regularly cross-compare the listing to other similar listings to determine pricing, strategy, and offerings.

  • Standard package

    Check-In/Check-Out & Cleaning Coordination

    From 18% + cleaning fee (paid by guest)

    Everything in the Simply Package +

    Cleaning & Turnover: We will coordinate professional cleaning between guest stays to ensure your property is spotless and ready for new arrivals. If you are hiring your own cleaner, we will bring a second girl to help her on these days.

    Stocking rental supplies: toilet paper, paper towels, cleaning supplies.

    Stocking items for “light” breakfast: Includes the cost of these items

    Upload guest IDs: Upload guest IDs to shared folder

    Rental contract: Signed digitally and uploaded to the folder for your reference.

  • White Glove Package

    Seamless Experience

    From 25% + cleaning fee (paid by guest)

    Everything in the Simply and Standard Package +

    In-person greeting: During standard check-in hours. Includes walk-through of any systems needed.

    Local Support: Local staff to support and intervene as necessary. Such as if a guest brings a pet, has a party, etc.

    Inventory updating and management: Counts for linens, dishes, etc, confirmed before guest arrival and updated on departure. Purchasing new linens as necessary. Maintaining replacement cost list.

    Damage claims: Working with the platform to process damage claims.

    Quarterly reports: Reports outlining trends, feedback, recommended strategies

    Tech support: Support for guest issues involving wi-fi, electronics, other amenities.

Optional Montly Add-Ons

  • Dependent on season. Monthly pressure washing of decking and front walkway. Window cleaning that involves ladder and professional equipment.

  • Monthly cleaning of AC filters and ceiling fans.

  • Exterior site fumigation

  • Weekly pool check will include chemical testing, filter cleaning, adjusting water as needed, and checking equipment.

  • Ensure proper functioning of remotes, locks, batteries, light-bulbs, first-aid kits, etc.

  • Scheduling and assisting in transfer of payments.

  • Processing payments for water, electrical, and internet.

One-Time Costs

  • Set up your listing on Airbnb, Booking.com, VRBO, etc.

    • House welcome books - house overview, local recommendations, and services.

    • Manuals for guests - rules, policies, FAQ.

    • Includes expected item counts, reference photos for where furniture etc belongs. To ensure consistency even with drop-in cleaners.

    • Labeling as necessary (cleaning supplies, cabinets).

    • STR recommendations: Evaluation of property and listing to providing recommendations to streamline the business and protect your asset, e.g. furnishings, decor, monitoring systems, security protocols, household item requirements, etc.

    • Professional photos

    • Website for direct bookings

    • Branding and logo design

    • Google pin

    • Custom domain email addresses

    • G-suite set-up for managing your documents digitally

    • Reels for key areas of the property

    • Failover setup for multiple WAN connections (either via multiple local providers, or using a satellite connection as backup).
